Bringing together VIVO Executive Team's award-winning land planning expertise, its in-house design capabilities, and its understanding of the requirements and compatibility of multiple property types, VIVO excels at creating Mixed-Use plans with synergistic uses, that maximize the project's underlying land value for it partners.
VIVO will develop those Mixed-Use components with which it has expertise, and sell or joint venture the the remaining entitled parcels to other specialty operators. VIVO prefers to serve as the asset manager and to oversee and administrate the "master association" in-house.

Recipient of the 2010 Retail Architectural Excellence Award by the City of Chandler, Watermark is a 40-acre mixed-use commercial masterplan which includes retail, restaurants, office, storage and educational uses. VIVO initially built the existing retail (which it owns) and storage facility (which was subsequently sold to CubeSmart), and completed the signature drive-thru build-to-suit office building for a regional bank user. A charter school, day-care and additional office were subsequently built, leaving a few parcels within the project.
